Rental Policies

After you request a booking, we confirm via email with instructions for processing your reservation and payment.

You will need to know the following information. A Passport is required for travel to Mexico. Depending on the season or likelihood of unexpected events, you might consider looking into travel insurance to find coverage if something should go awry while traveling. A good site with many different travel insurance options is www.insuremytrip.com.

We accept payment by credit card and will invoice you electronically via PayPal (PayPal charges a 3% US / 4% International processing fee) or you can mail a cashier’s check or money order, along with the completed rental contract.

Rates are in US Dollars (USD) and do not include 14% Mexican tourism tax. Daily, weekly, and monthly rates can vary.

A security deposit included in the rental contract is paid at the time of reservation in the amount of $200-$400. Lost key fee is $25 and will be deducted from deposit. Tenants agree to pay for any damage they cause. If there is no damage, the security deposit will be refunded within four weeks of departure.

The security deposit, full rental payment, and signed rental contract is required to hold your dates.

Cleaning service prior to arrival and upon departure only. Daily housekeeping service can be included for an additional charge. For other additional services, please email. "Excessive Cleaning Fee" - guests should take out the garbage on a regular basis and use towels and linens in moderation. Please be conservative in an effort to help maintain economical rental rates and preserve the environment.

Electricity and water are the two most valuable commodities. Please be eco-friendly and conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open or guests not home will result in forfeiture of security deposit. $125/month electric cap for monthly rentals - excess amounts will be subtracted from security deposit with copy of utility bill.

Common household items (e.g. - paper towels, toilet paper, garbage bags, etc) must be restocked to their initial level so the house is ready for the next guest.

There are no refunds due to weather or hurricanes. Hurricanes are unpredictable and an act of God. Travel insurance is strongly recommended.

*Cancellation prior to 60 days from arrival will receive the security deposit and payment refunded in full.
*Cancellation less than 60 days prior to arrival date will result in the forfeit of the security deposit plus 50% of the total rent.
*Cancellation less than 30 days prior to arrival date will result in the forfeit of the security deposit plus 100% of total rent.
*There are no refunds on cancelled holiday reservations.
*Holidays are defined as weeks of: U.S. Thanksgiving, Christmas, New Years, and Easter.

There will be a $50 charge for changes made on a reservation, with the exception of the extension of a stay.

Minimum age for singles to rent is 25. Only the number of people reflected in the rental agreement are permitted to stay overnight. No exceptions. Contract will be null and void and you will be asked to leave without refund. Advance approval is required for large gatherings, weddings or parties.

The maximum number of guests is limited to the specifications for each casa.

No pets allowed.

No smoking inside the property. If smoking occurs inside the property or cigarette butts remain anywhere, this will result in forfeiture of security deposit.

Check-in 3:00 PM, Check-out 10:00 AM. Early check in and/or late check out can be arranged at half a day’s rate, if available.

Any problems with the property or amenities must be brought to the attention of onsite property management and rental agent immediately (within 24 hours) so they can be rectified. No refunds will be made if management was not promptly notified and given the opportunity to properly address the situation.

Use common sense and to ensure a safe trip, lock all doors and windows when leaving the premises. Some homes have access to rooftop decks. This area should only be accessed if the rooftop is finished appropriately and has railing.

Upon departure, please thoroughly check all areas for your personal items. If you have not notified the owner within 5 days of a forgotten item, it will be donated to a local charity. Claimed items that must be returned by mail will be charged to your security deposit for shipping and handling.
